HOW DO I SECURE A PROPERTY THAT I WANT TO RENT
To secure a rental property, we will ask you for a deposit in the form of a personal cheque or cash. This deposit is not refundable if you decide not to proceed, your deposit will only be returned in full if the Landlord is unable to proceed with the Letting.

WHEN CAN I MOVE IN
We will need a minimum of seven days to process your tenancy application form and to obtain references. The application form is usually given to the applicant at the time of the viewing.

WHAT REFERENCES DO I NEED TO SUPPLY
We will ask you for the following references:
1. Current Employer.
2. Personal current/previous landlord and guarantor if applicable.
3. We will also carry out a credit search.

WHAT IF I'M SELF-EMPLOYED
If you are self-employed we will ask you for your accountant and your bank details.

WHAT IF I AM A STUDENT
 
Some of our Landlords let their property to Mature or post graduate students, you will need a parent, relative or close friend to guarantee the rent and adhere to the terms & conditions of our agreement.

DO BRISCOMBE, NUTTER & STAFF ARRANGE COMPANY LETS
 
We ask companies seeking properties for their staff to provide references from their Bank, Chartered Accountant and Solicitor.

WHAT ARE THE PAYMENT TERMS
Briscombe, Nutter & Staff will ask for the following in the form of a Bankers Draft or Building Society Cheque, on or prior to the start date of the tenancy, (we cannot accept personal or company cheques.)
1. One months rent in advance.
2. Dilapidations deposit equivalent to one months rent, this amount is retained until the tenancy has expired and will be refunded providing that there is no damage to the property and that it has been left in a clean and satisfactory state.
3. The monthly rent is collected by standing order from your Bank or Building society.

WHAT IS THE MINIMUM TENANCY PERIOD
Usually six months, which means that you will be liable for a minimum of 6 months rent.

WHAT DOES THE MONTHLY RENT INCLUDE
Monthly rent does not include the cost of Gas, Electricity, Telephone, Council Tax, and Water rates unless otherwise stated.

WHEN DO I GET MY DEPOSIT BACK
Subject to you meeting the terms under which the deposit was made, your deposit is returned within 30 days of you agreeing to end your tenancy, please note that the deposit cannot be used for the final months rent.
